لقد وصل سوق المكاتب الرئيسية في الرياض فعليا إلى كامل طاقته، حيث بلغت نسبة الإشغال من الدرجة الأولى 98.5٪ في الربع الرابع من عام 2025. يأتي هذا الاستيعاب شبه الكامل في وقت أقامت فيه أكثر من 700 شركة عالمية مقرات إقليمية في العاصمة، متجاوزة هدف رؤية السعودية 2030 البالغ 500 شركة قبل الموعد المحدد. وفي الوقت نفسه، ساهم تجميد الإيجارات لمدة خمس سنوات في استقرار الإيجارات، مما قلل من التقلبات في أكثر قطاع المكاتب طلبا في المدينة.
Riyadh’s prime office market has effectively reached full capacity, with Grade A occupancy standing at 98.5% in the fourth quarter of 2025. The near-total absorption comes as more than 700 global companies have established regional headquarters in the capital, surpassing Saudi Arabia’s Vision 2030 target of 500 ahead of schedule. At the same time, a five-year rent freeze has contributed to rental stability, reducing volatility in the city’s most sought-after office segment.
